An excellent tract with some income and trophy potential, this farm was formally pastured along with a portion that is currently in beans. On the South portion of the parcel, there is a good creek providing water year round running through a timbered valley. The portion beyond the creek is comprised of some large oak and hickory trees. Small ridges and draws offer excellent roosting ridges for turkeys while the CRP areas with planted trees provide some excellent bedding areas for whitetails. The combination of the creek and timber is part of an extensive travel corridor for whitetails running East and West along the creek bed. The crop of beans on the North side of the creek provides an excellent food source for local deer as well as providing some income for the new owner. The current owner would cash rent out the pasture on the North side of the creek if agreed upon during the sale as well as continue the row crop rental agreement. An exceptional shed was found on the property this past season while the owner was mushroom hunting, and although we don’t normally feature sheds because of the controversy surrounding other companies that have highlighted them on their websites, I’m going to post a picture of this one. The current owner hunts only on occasion and generally just for meat. My gut feeling is this farm could produce some great deer throughout the rut anywhere along the creek bottom. However it would be difficult, because of it's composition and size, to keep deer on the property and protect them from other neighboring unknown hunting practices. Overall, it's a great farm for the beginning investor providing overall excellent hunting opportunites with some income. Once the timbered areas are completely regenerated from pasturing and the undergrowth takes over in the next couple years, it will provide even greater trophy potential. |
