It doesn’t take a world class bowhunter though to tell you that any property in Iowa could produce a world class deer at any time, but this property goes one step farther with the promise of producing high numbers of deer…a scenario that has been flat out hard to find in my experience. Several transition areas and funnels exist on the property and the layout makes it ideal for year round hunting opportunities at several types of game species. It's one of the few properties I have seen recently that has large numbers of stand sites I would hunt for several different wind directions. The biggest plus I see in this property is for the hunter who usually hunts together with others. 3 to 4 hunters could easily hunt the property and never see the same deer. A seasonal creek runs through the property and there are two waterholes that hold water year round. Several food plot locations and standing corn make this property one you should consider for your next trophy parcel.
The property cuts through a large tract of timber and has approx. 60 acres of tillable ground that is currently cash rented at $2500/year. This amount could be renegotiated each year. Or, better yet, left for food plots! Approx. 160 acres total comprise this tract that could be sold and divided into two 80 acre parcels with two separate owners if desired.

This is a great farm for the hunter looking for a good balance of trophy class deer and numbers, there seems to be a lot of deer judging from the tracks and personal knowledge of the area. Because it is hooked into so much other timber and because of the way it is layed out, the likelihood of keeping deer on your property and protecting them is not very high. All that being said, big bucks in the 170's and up are taken in this area of the county each season. |
